A sea view and a short walk to the beach are only part of choosing a Croisette apartment. If you plan to stay during 2026–2028, establish how the municipal works could affect your route home and your use of the windows, terrace and garage.
What timetable has Cannes announced?
The City’s announcement of 9 September 2026 sets out the next stage of the Croisette’s public-space renewal. It follows beach widening and upgrades to underground networks. This is a separate project from the redevelopment of La Bocca.
Preparatory work is scheduled for mid-September and the main works for mid-October. At our 24 September review, this source confirms the announced timetable, not the actual start of every section. Completion is planned for late 2028.

The City says traffic will continue from west to east, with adjustments as work moves between sections. A diversion between rue Macé and rue Latour-Maubourg is planned from mid-October. That does not establish unrestricted access to every garage: check the final part of the route separately. The festival pause also does not mean all barriers or other city restrictions will disappear.
What should you check during a viewing?
Ask the seller and the syndic, the building’s co-ownership manager, for notices received about works, access and deliveries. Compare them with current municipal information. If there is no detailed schedule outside the building yet, record this as an uncertainty rather than assuming there will be no disruption.
- Entrance and garage. Walk from the drop-off point to the door and from the road to the garage entrance. Check access with luggage, a pushchair or limited mobility, taxi stopping arrangements and furniture deliveries.
- Windows and terrace. Identify which rooms face the work area. Listen to the street with windows open and closed. One quiet viewing cannot establish noise levels throughout future phases.
- Your stay dates. Compare planned visits and any apartment refurbishment with the municipal timetable. Agree who will receive new notices and tell you about changes while you are abroad.
- Building documents. Separately review co-ownership decisions concerning the façade, balconies and common areas. Municipal works and the building’s own works have separate schedules and funding arrangements.
How should this affect your budget and choice?
Depending on the address, you may need alternative parking, extra delivery arrangements, a change to your refurbishment dates or temporary accommodation for part of a visit. Obtain specific terms and costs before budgeting for them. The renewal announcement alone does not demonstrate either future price growth or entitlement to a particular discount.
If you intend to let the property, check access and living conditions for the relevant dates. Do not simply carry past occupancy figures into the construction period without assessing the circumstances. The buying decision should account for both the works and the apartment’s suitability afterwards.
