In most French transactions, agency fees are already included in the advertised price (FAI). In the standard case, you don’t pay an extra buyer-agent fee on top of the listing price. If there is no agency fee to share (e.g., direct purchase from an owner), we can agree a separate fee in writing in advance.

If a property is sold without agencies and there is no agency fee to share, we can work under a separate contract. Typical fee: 5% + VAT, agreed in writing before work starts.
