Clear pricing: no buyer surcharge above FAI (standard)
In most French transactions, agency fees are already included in the advertised price (FAI). In the standard case, you don’t pay an extra buyer-agent fee on top of the listing price. If there is no agency fee to share (e.g., direct purchase from an owner), we can agree a separate fee in writing in advance.

Pay for our services in cryptocurrency
By prior written agreement, the agency’s services may be paid for using one of the cryptocurrencies accepted by the bank:
- Bitcoin (BTC);
- Ethereum (ETH);
- Solana (SOL).
If the client’s funds are held in another cryptocurrency, they must be converted into BTC, ETH or SOL before payment. This can be done using standard cryptocurrency platforms, for example Binance, Coinbase or Coinhouse.
Before making the transfer, the client must provide the address of the wallet from which the cryptocurrency will be sent. This address is submitted to the bank in advance for verification and whitelisting. Cryptocurrency may be sent only after confirmation from the bank.
The invoice for the agency’s services is denominated in euros. The amount payable in cryptocurrency is calculated using the applicable exchange rate on the payment date. The transaction is carried out in accordance with AML/KYC requirements and source-of-funds verification rules.
Cryptocurrency payments apply exclusively to the agency’s services. The property purchase price is always paid in euros through the notaire.
Special cases (when a separate fee may apply)
Direct purchase from the owner (no agency fee)
If a property is sold without agencies and there is no agency fee to share, we can work under a separate contract. Typical fee: 5% + VAT, agreed in writing before work starts.

Standalone consulting (no purchase completion)
If you need a one-off service (e.g., document review, negotiation support, due diligence coordination) without a full purchase mandate, we quote separately based on scope.
Non-standard transactions
Very complex cases (multiple buyers, cross-border constraints, unusual assets) may require a custom agreement. We always confirm terms in writing before starting.

When do I pay anything?
In the standard case, you don’t pay an extra fee beyond the published FAI price. If a separate fee applies (special cases), it is agreed in writing in advance and typically payable upon successful completion.
Is there any upfront fee?
No. We work on a success-based model for full mandates. For standalone consulting, we quote transparently before work starts.
What does FAI mean?
FAI means “frais d’agence inclus” — agency fees included in the advertised price. When the listing is FAI, the buyer typically pays the published price, and agencies split the fee internally.
When can 5% + VAT apply?
For example, when buying directly from an owner (no agency fee to share) or when you request a standalone mission outside a standard mandate. We always agree this in writing before starting.
