The Cannes–La Bocca heat network is planned to open in spring 2027 and serve 95 buildings. Buyers should check their building’s connection timetable and compare total heating costs under the old and new arrangements, including works and maintenance.

Cannes–La Bocca heat network: checks before buying

The project and your building’s connection

On 14 September, Cannes reported progress towards a planned spring 2027 launch. The scheme provides for 8.7 km of network serving 95 buildings in La Frayère, Ranguin and Bastide Rouge, 35 GWh of annual heat and an 80% renewable-energy share.

For a particular building, obtain confirmation of its connection, the supply date and the proposed contract. These documents connect the network’s overall plans with the apartment’s future costs.

Documents to request from the building manager

DocumentCheck
General-meeting resolutionsConnection approval and expenditure accepted by owners
Contract and schedulesDuration, tariff, indexation, capacity and responsibilities
Building works programmeSubstation, internal equipment, timing and transition arrangements
Co-ownership budgetFunding, maintenance, allocation and advance payments

Establish whether the arrangement covers hot water, space heating or both. Compare proposed charges with the existing contract and any outstanding boiler commitments. Identify disconnection, adaptation and maintenance costs separately.

Treat savings as a forecast

The agglomeration forecasts a heating-bill reduction of about 15%. This is the project promoter’s estimate. For your apartment, compare two annual budgets at the same consumption level: the current contract and the proposed district-heating tariff. Include fixed charges, maintenance and transition costs.

Compare complete annual costs for similar use. A reduction in the energy price is not necessarily the same reduction in total co-ownership charges, which also fund other services.

Before the preliminary agreement

Give the documents to the notary and clarify which approved decisions and payments relate to the lot and how the sale records them. Without an approved schedule, do not make forecast savings essential to affordability.

The network may change heating provision and the cost structure. It does not prove a property-value uplift. For another neighbourhood development, see the La Bocca market opening.
