Should you wait until February to buy a home in Cannes?

There is insufficient reason to delay a Cannes purchase simply until February. Seasonal medians describe different properties sold; comparable sales, the chosen property's history and both parties' timing matter more when preparing an offer.

There is insufficient reason to delay a Cannes purchase simply until February. Winter can be used to monitor properties and negotiate where a listing's history, comparable sales and the seller's circumstances support that approach. The price may be agreed well before the final deed is signed, while monthly statistics describe different properties sold.

In the sample studied by IMMO BTC, the median price per square metre fell from €5,970 in December 2023 to €5,184 in February 2024, a decline of 13.2%. The following winter it fell by 13.6%, but between December 2025 and February 2026 it rose by 1.7%. That change of direction raises a useful question about timing; it does not identify a reliably advantageous month to buy.

For a property priced at €2 million, one per cent is €20,000. It is therefore worth checking which arguments apply to the home you have chosen and whether waiting justifies postponing an offer.

How did the prices of homes sold in Cannes differ between December and the following February?

In the sample of ordinary apartment and house sales in Cannes, the median price per m² fell by 0.7%, 13.2% and 13.6% between December and February in 2022/23, 2023/24 and 2024/25 respectively. It rose by 1.7% in 2025/26. These comparisons involve different properties sold; they do not measure a change in the value of the same home.

PeriodDecember, €/m²Following February, €/m²ChangeObservations: December / February
2022 → 20235,8335,792−0.7%273 / 279
2023 → 20245,9705,184−13.2%206 / 148
2024 → 20256,0275,208−13.6%215 / 159
2025 → 20265,8515,950+1.7%264 / 194

The median is the middle value in an ordered series; with an even number of observations, it is the average of the two central values. The percentage changes were calculated before rounding the prices. Apartments and houses are considered together, without adjusting for neighbourhood, view or condition.

One property can occupy several rows in DVF (Demandes de valeurs foncières), the French tax authority's open property sales database. Here, rows have been combined into technical groups. The sample retains ordinary sales containing one recognisable apartment or house, a positive floor area and a total price of at least €10,000. Off-plan sales, groups containing several dwellings, mixed groups and detectable ambiguous groups are excluded. An observation is not equivalent to a verified notarial deed identifier: grouping errors cannot be ruled out entirely.

The price per m² is the total sale consideration divided by the dwelling's floor area. That consideration may include parking, storage or land. The table therefore describes the selected observations; it does not replace a valuation of a particular apartment.

How should you read Cannes' seasonal house-price chart and the gap between December and February?

On the seasonal chart for apartments and houses in Cannes in 2022–2025, each month's median price per m² is compared with its own year's median, set at 100. The thick line shows the median of four annual indices, the thin lines show individual years, and the shaded bands show the variation between them. December's point on the median line is 9.5% above February's. This describes the sample, not a discount from an asking price or a forecast for next winter.

Cannes seasonal price profile, 2022–2025: median across four annual indices, separate lines for 2022, 2023, 2024 and 2025, and P25–P75 and P10–P90 bands. Each year's baseline is its median price per m² = 100. February's P50 is 95.9 and December's is 105.0.

The horizontal axis shows calendar months. The vertical axis shows each month's median price per m² divided by the median of all observations in that year, multiplied by 100. An index of 105, for example, means a level 5% above that year's median. Each year has equal weight in the combined profile.

The thick P50 line is the median of the four indices for each month. The darker band runs from the 25th to the 75th percentile; the lighter band runs from the 10th to the 90th. Quantiles are calculated using linear interpolation. These bands describe differences between four years. They are not confidence intervals, distributions of individual apartment prices or forecast ranges.

The thick line is at 95.88 in February and 104.97 in December. Comparing these values gives a December level 9.5% above February's. This compares two months of the combined annual profile; the preceding table compares each December with February of the following year. They are different calculations.

The thin lines show why a summary profile alone is insufficient: in February 2022 and 2023 the index was above 100, whereas in February 2024 and 2025 it was around 90. Normalisation reduces the effect of different price levels between years, but does not remove changes in the mix of homes sold or market movements within a year. The profile includes 10,602 observations over four complete years.

Cannes home prices in January–June 2026: a separate line with the first-half median = 100; January 98.2, February 102.6, March 97.2, April 94.8, May 100.7 and June 107.3. This year is excluded from the historical quantiles.
If the chart does not fit, scroll horizontally. With a keyboard: focus the chart using Tab, then use the left and right arrow keys.

The first half of 2026 is shown separately. Its baseline is the January–June median, not the median of a complete year. The levels of the two charts are therefore not directly comparable. The incomplete year is excluded from the historical bands, and no values are projected for July–December. Open the full-size 2026 chart.

The practical use of this observation is to start monitoring suitable listings early and check whether their prices or terms change. The month itself may matter in a particular negotiation; its relevance needs to be established from the property and the circumstances of the sale.

Should you wait until February to buy a home in Cannes priced above €1 million?

The winter observations are insufficient to justify delaying a home purchase in Cannes priced above €1 million. In this part of the sample, each month compared across the four winters of 2022/23–2025/26 contained 9–28 observations; February 2024 and February 2025 had nine each. These data cannot provide a reliable estimate of a seasonal concession by a seller.

We do not publish prices or indices for months with fewer than ten observations. There is therefore no complete four-year February profile for this higher-price segment. Nor does reaching ten observations make the other monthly figures stable: a few properties with different characteristics can materially shift the median.

For an apartment on the Croisette or a villa in Californie, it is more useful to assemble available sales of comparable properties: a similar immediate location, property type, floor area and sale period. View, condition, floor level, terrace and parking require additional information; a price in the database alone cannot establish them. Where suitable comparables are scarce, the valuation range and uncertainty should be made explicit.

When should you start looking if you want to complete a home purchase in Cannes during winter?

For a winter home purchase in Cannes, work back from your preferred date for signing the final deed. Agree the preparation timetable with the notary and, if you need a mortgage, the bank, then allow time for the search, viewings and negotiations. The calculation does not identify a fixed starting month: the French tax authority's open sales database records the deed date, not when the search began or the price was agreed.

A February sale may follow negotiations that began in autumn. That is a possible scenario, not a reconstructed history of the sales in the table. Moving the signing of an already agreed deed to February does not, by itself, create a new price.

If the property is subject to a public body's pre-emption right, usually exercised by the municipality, the basic two-month period starts when the declaration of intention to sell is received. It can be suspended following a request for documents or an inspection in the circumstances provided by law. Check the timetable for your transaction with the notary rather than simply subtracting two months from your preferred move-in date.

Separate three dates when planning: when you want to choose the property, when you expect to sign the final deed, and when the home must be available for your use. Then check financing, documentation and the conditions for vacant possession. Starting to monitor properties in autumn allows more preparation time for a winter purchase, but does not guarantee completion by a particular date.

We can help organise the search and viewings, set priorities and agree the preparation stages with the parties involved, working towards your preferred date. Plan your search around your deadline.

How can you support a price offer for a particular apartment or house in Cannes?

To support a price offer for a home in Cannes, identify comparable completed sales, check the property's material differences and documented costs, then set your own price limit and offer terms. The listing's history and the seller's timetable help shape the negotiation approach; February alone does not determine the concession.

First distinguish the asking price from prices achieved in completed sales. Then check how closely the comparables match the chosen property and which differences matter: location, view, floor area, condition, outdoor space, parking and the cost of necessary work.

For the listing history, establish the earliest date from which it can reliably be traced, any price changes and any relisting. A recent listing date does not necessarily mark the start of marketing. If earlier history is unavailable, assumptions cannot reconstruct it; subsequent changes can be recorded from now on.

Ask the seller or their agent about preferred timing, document readiness and the conditions for handing over the property. A long marketing period does not, by itself, establish urgency or willingness to reduce the price. Prepared financing and a timetable acceptable to both parties can be discussed alongside the price, while retaining the necessary checks and contractual conditions.

What you findHow it affects the decision
The property suits you, comparable sales support the price, and the timing worksThere are grounds to discuss an offer now; waiting until February is not a necessary condition.
The price needs explaining, the listing history shows reductions, and work costs are documentedPrepare a reasoned offer and your own price ceiling. The seller's response remains unknown until negotiations.
The assets included in the sale, documents or significant costs are unclearObtain the missing information before making a decision that depends on it; involve a notary or technical specialist where needed.
There are no suitable properties yet and your purchase date is flexibleContinue monitoring. Revisit the decision when a new property, price change or new information appears.

Waiting also has consequences: temporary accommodation, additional trips, changes in financing costs and the possibility of another buyer purchasing the chosen home. The amounts depend on your plans. Compare them with a reasoned negotiation objective, not with a city-wide seasonal percentage.

How can IMMO BTC help prepare a home purchase in Cannes?

Acting on your instructions, IMMO BTC can prepare a comparable shortlist of homes in Cannes, organise viewings, gather available information and questions for the seller, then help formulate a price offer and transaction timetable. You receive options with reasons for their selection, outstanding questions and an agreed next step; the scope is defined by the assignment.

Sources and calculation method

The price sources are Demandes de valeurs foncières, the French tax authority's open property sales database and its geolocated version, October 2026 release. The data are available under the Open Licence 2.0. IMMO BTC carried out a separate calculation for this publication, reproducing the grouping of the source data. Chart aggregates and annual values.

Selection: Cannes only; ordinary sales containing one recognisable dwelling, a positive floor area and a price of at least €10,000. No upper limit is applied to floor area or price per m². A technical group comprises consecutive rows in the source release with the same date and value; it is not a verified deed identifier. Detectable ambiguous groups are excluded, but undetected coincidences cannot be eliminated entirely. The total consideration may still include ancillary premises and land. Off-plan sales and groups containing several dwellings or mixed property uses are excluded.

For 2022–2025, successive selection steps retained 10,602 observations from 14,306 technical groups involving Cannes: 3,229, 2,674, 2,258 and 2,441 by year. The first half of 2026 contains 1,152 observations. Monthly prices are calculated from all selected observations in the month; the annual baseline uses the year's observations. Quantiles across years give equal weight to the four complete years and use linear interpolation; incomplete years are excluded from the profile. The earlier preliminary calculation based on individual cleaned rows is not used in this edition.

Limitations: the mix of properties changes from month to month; no adjustments are made for view, condition, immediate location or quality. Recent periods may be revised. The chart bands do not measure the probability of a future outcome. Market seasonality, changes in the price of one home and concessions by a seller are different questions.

Checked on 5 November 2026. This material helps with timing and purchase preparation; the value of a particular property requires a separate analysis.
