A villa may stand above the sea while its access road runs along the shore. The project announced for boulevard de Gigaro in La Croix-Valmer is a reminder to check the entire route before buying: whose land it crosses, who maintains it and which structures support it.
What has been announced at Gigaro?
On 1 October 2026, the Golfe de Saint-Tropez intermunicipal authority announced reinforcement of 200 metres of retaining wall supporting boulevard de Gigaro. The published timetable is provisional: early October 2026 to late April 2027. It does not confirm that work has actually started.
According to the project authority, waves and scouring at the base affect the existing wall. The design provides for a new wall against the existing structure, with an overhanging top to deflect waves. Stated aims include reducing seawater overtopping, maintaining access to the neighbourhood during heavy swell and restoring the east–west continuity of the beach itself. The announcement does not establish current traffic arrangements. At the 9 October check, no current order specifying access during the 2026–2027 period was found in the sources read. The points below are therefore address-specific checks, not a report that a closure is in force.
Why check the villa despite a protective project?
Coastal erosion means shoreline retreat; marine flooding means seawater inundating a coastal area. Neither is the same as a river overflowing. Surface-water runoff and drainage condition also need separate attention. These distinctions are explained by BRGM, the French geological survey, and the environment ministry.
The project does not prove that a particular plot is free of risk, that access will always be available or what your insurance terms will be. If the house depends on a single route, establish whether that route uses a coastal-road section or relies on a retaining wall. The villa’s elevation alone does not answer that question.
Separate four kinds of access

Ask the municipality or authority responsible for the works for a current, dated notice identifying the affected section and access conditions. An old announcement does not confirm the new work period’s rules; not finding an order does not mean unrestricted access. Who maintains the road and walls?
The intermunicipal authority’s role in this project does not establish ownership or responsibility for every road or wall near your villa. Request title and access documents, any collective-management rules, work decisions, available technical reports and repair history.
Identify separately who maintains retaining structures and drainage, who arranges inspections and how costs are shared. The notaire checks legal rights and duties; an engineer assesses condition and the investigations needed. The wall’s appearance replaces neither assessment. Before committing to a purchase, clarify known works and obligations, their timetable and how costs are allocated.

For a villa you have found, gather the listing or address, your intended visiting calendar and known documents about the road, walls and planned works. This allows a useful first review: established facts, records to request from the seller or local authorities, and questions that need a technical site visit.
